HOUSE RULES
Furnished Holiday Rental
This is a short term furnished holiday rental and not a tenancy agreement. You agree that the address provided on registration is your permanent residence.
Guests
In order to preserve the tranquil nature of our accommodation, we only accept children over 14.
Our pricing is per person so please contact us if you have booked incorrectly. Any alterations will be done at the rate applicable at the time of the alteration.
Apartments One and Two sleep a maximium of three guests and Apartment Three sleeps a maximum of two. There can be no exceptions to this rule.
Additional visitors are permitted during the day but not in excessive numbers and they must not stay overnight or use the facilities for example to bathe, use the washing machine or charge electric bikes. Keys and access codes must not be shared with non-guests and they must be accompanied by you at all times. Anyone staying overnight must be added onto the booking in advance and this is only possible within the maximum occupancy.
No parties or events without prior permission.
We do not accept bookings from guests attending or working at the “Insane festival”.
Bookings can not be made on behalf of someone else, or passed on to someone else, unless agreed in advance.
We may ask you to complete online ID verification prior to arrival.
Insurance
Please remember to take out comprehensive travel insurance to cover cancellation, luggage, health, etc. The property owners take no responsibility for damages or accidents of any nature occurring within the boundaries of the property, or while using of any facilities and equipment. Use of the property and its facilities is entirely at your own risk. You are responsible for any damage to the property.
Pets
No pets are permitted at the property.
Smoking
The accommodation is non-smoking, this includes out of the windows, in the courtyard and the cave. This applies equally to e-cigarettes and vapes.
Security
Please ensure that you lock your own door and that both of the main doors are closed behind you whenever you enter or leave the house. We have three security cameras – at the front door, courtyard and games room – to ensure the safety of ourselves and our guests. No cameras can record inside the accommodation.
Noise
We ask all guests to limit noise between 11pm and 7am – especially in the central courtyard as all of the bedrooms overlook this.
PRACTICAL ARRANGEMENTS
Arrival and departure
We operate entirely self check-in (4pm onwards) and self check-out (up to 11am). We will send a digital registration form and once completed, we will provide access instructions. The person who made the booking must be the person who collects the keys unless agreed in advance.
What is included
We supply sheets, bedding, towels and a welcome pack, the details of which will be provided once you’ve booked.
The cleaning is included in the price, we simply ask that you take your rubbish and leave the accommodation tidy on departure.
No mid-stay cleaning or linen changes are included for stays of 14 nights or less.
There are no extra charges for utilities or wifi.
Rubbish
The rubbish is not collected. You must take all of your rubbish and recyclables to the appropriate bins located in town (we provide a map).
Hygiene measures
At the end of your stay, please strip the beds and gather together the used bathroom and kitchen linen and leave it all in the laundry bags provided. Please also leave all windows open (using the hooks), in order to ventilate the accommodation.
Appliances
We do not allow the use of any cooking appliances other than the ones we provide. This means, for example, no plug in hobs, sandwich makers, camping stoves, portable BBQs etc. This includes all areas of the building, both indoors and outdoors.
Items left behind
If you forget something and wish for it to be posted on, this is possible providing you pay for the postage plus a 5€ admin fee to cover packaging and our time. We will not be held responsible for any damage or losses, or any costs incurred by customs.
PAYMENT TERMS AND CANCELLATION
If you have booked via an online agent (e.g. VRBO, Booking.com, Airbnb) please refer to the paperwork from them for all of the payment and cancellation terms. Please get in touch if you’re not sure and we will help
Payment Terms
A 25% deposit is due immediately to confirm your reservation. The available calendar dates will not be blocked out until the deposit has been received.
The balance payment is due 14 days prior to arrival. Payment is taken only in euros and by card, online.
Cancellation
The initial deposit is refundable if the reservation is cancelled more than 14 days prior to arrival. The balance is not refundable if cancelled within 14 days prior to arrival or if you booked on a non-refundable rate. However, we may offer a partial refund if successful at rebooking the cancelled period, or may offer a credit against a later booking, at the owner’s discretion.
If your booking is for longer than 30 nights, the balance payment is due 30 days prior to arrival, after which cancellation and refund will not be possible.
Security Deposit
The security deposit of 150€ will be pre-authorised against your card the day prior to your arrival. This will be released at the end of your stay less any damages or extensive cleaning that is required.
Taxe de Sejour
We are obliged to collect taxe de sejour (tourist tax) from all of our adult guests – for 2024 the rate is 1.32€ per adult per night for Apartments 1 & 2, and 0.95€ for Apartment 3. For 2025, the rate is set at 1.50€ for Apartments 1 & 2, and 1€ for Apartment 3.
Chèques-Vacances
We do accept Chèques-Vacances, but owing to the administration and timescales involved in processing these payments, we ask that the cheques be received a minimum of 21 days prior to your arrival date. These bookings can only be made on a non-refundable basis. Contact us for more details.
